Please read these terms and conditions carefully and clarify any points that you are unsure about before signing the booking form.

Booking Form
The person signing the booking form confirms that he/she has the authority of all other persons included on the booking form to make the booking on their behalf and that he/she has read and accepted these booking terms and conditions.

Only the persons on the booking form are allowed to stay in the villa.

Reservation Deposit
A non-refundable deposit of 10% of the villa rental cost is required at the time of booking, with the balance being payable 8 weeks prior to departure. Bookings made within 8 weeks of departure require full payment at time of booking.
Your booking is only confirmed and accepted when you have recieved a confirmation letter/e-mail from us and an invoice for the outstanding balance.

Payment can be accepted by £ cheque / $ cheque or PayPal.

Cancellation
Cancellation of your booking should be made in writing/e-mail by the person who signed the booking form, the cancellation will become effective from the date of receipt/acknowledgement. Any cancellations are subject to a charge as detailed below:

8 weeks or more before arrival - reservation deposit.
Less than 8 weeks before arrival - full amount.

Cancellations for reasons beyond your control should be covered by your own travel insurance.

The owner reserves the right to cancel any bookings and would only be liable to refund monies already paid by the guest.

Check-in/Check-out
Check-in time is any time after 4:00PM on the day of arrival. If you would like to request an early check-in time of 12pm onwards please ask about availability and pricing.

Check-out time is 10:00AM on the day of departure. Failure to depart by this time may incur a charge equal to one day's rental.

All guests must register at the Management Company's Offices on arrival to collect keys and directions to the villa. Details will be sent to you on full payment.

Travel Arrangements
The guests accept full responsibility for making travel arrangements to ensure their occupation of the property for the period reserved.
The owner accepts no responsibility or liability for any loss or damage, or alterations to or cancellations of the dates caused by flight delays or cancellations, weather conditions, industrial disputes, terrorist activity etc.

All passports, visas (if required), travel insurance and health certificates are the guest's responsibility and the owner accepts no responsibility for any delay or expense due to irregularities as such.

Travel insurance is vital for you and your party, especially in America, please ensure that you have adequate insurance in place for all members of your party.

All passengers traveling from outside the USA, including children, must possess a full passport valid for at least 6 months beyond their return date. If in doubt contact your local passport office. The name on your passport should be the same as the name on the booking form.


VISA WAIVER PROGRAM

Please familiarize yourself with the requirements for travelling without a visa. Visit the US EMBASSY WEBSITE or contact your local PASSPORT OFFICE to get the latest on US Visas.


Property Refundable Bond
A refundable security bond of $300 to the management company at the time of key collection is required in case of breakage, loss or damage to the villa during your stay. This bond is taken against your credit card and will be cancelled immeadietly upon departure from the villa, subject to the following conditions:

To take good care of the property and leave it in a clean and tidy condition at the end of your occupancy.
To return all keys in good condition.
To report any damage or loss immediately to our management company.
To make good any minor breakages.
To permit the owners agent reasonable access to the property to carry out any maintenance necessary.

It is important that you inspect the property on arrival and report any problems or deficiencies to the management company as soon as possible.

Villa Occupancy
Any unauthorised occupancy by people not listed on the holiday confirmation will be subject to loss of bond and immediate termination of the rental agreement. Contravention to this rule will render your booking void, all monies forfeited and you will be asked to leave the property without compensation. County rules for safety and insurance purposes are strictly enforced.

The property can not be sub let or shared.
Under no circumstances will animals be allowed (except guide dogs).
Fire regulations permit up to 10 occupants.
All male or all female parties will only be allowed at the discretion of the owners.
The owners do not allow parties where all occupants are under the age of 21.
The property will be cleaned prior to your arrival, and after you have departed. If you require extra cleaning during your stay, we can arrange it for you at an extra charge.
Children should be under adult supervision at all times in the pool and spa area.
Diving is not allowed in the pool. No glass is to be taken into the pool area, plastic tumblers/plates are provided for pool use.
Whilst guest privacy is highly respected, the owner, management or their agents reserve the right to gain access to the property at any time.
If you have any problems please let our property manager help you; he is there on our behalf to make sure that you enjoy our villa, and all its amenities.

Pool Heating
Pool heating is available for an additional charge and can be requested at the time of booking, or by calling the management company. Pool heating will be switched on during the dates requested and in colder periods may take some time to heat the pool to optimum temperature. Once pool heating has been requested, it must be paid for, regardless of the weather conditions. Should the pool heater fail for any reason every effort will be made to repair the equipment and if pool heat has been paid for, there will be a refund for the days without pool heat. Guests are not permitted to touch the pool heater controls, any sign of tampering will result in the pool heat being turned off and the pool heat payment forfeited or a deduction from the security bond. The pool is cleaned and chemically balanced every week for your safety and comfort; however on rare occasions it may be necessary to apply extra chemicals to the pool to maintain safe and correct chemical levels. Should this occur during your stay, you will be informed, and it will be necessary for you not to use the pool for a period of 12-24 hours for safety reasons. Any problems with the pool should be reported to the management company immediately.

Smoking
For the comfort of all our guests, smoking is NOT permitted. Any damage caused by guests smoking will be taken very seriously and will result in a reduction of the security bond.

Complaints
Things do occasionally go wrong and we promise you we shall do our utmost to rectify any faults to your satisfaction whilst you are at the property. In the unlikely event that you should have a problem with our rental home or its facilities, please bring this to the attention of the management company so that they can investigate and attempt to resolve the issue locally. If you are still dissatisfied with the outcome please contact us immediately. If you do not bring your complaint to either of our attention whilst you are on vacation you will not have given us the opportunity to resolve your problem – in these circumstances we will not be able to assist with your complaint and we cannot try to rectify it after you have returned home. Whilst we cannot accept responsibility for the actions or omissions of the management company staff we do take any complaint very seriously.

Pest Control
Florida has a tropical climate, therefore some pests are to be expected. Although pest control is carried out regularly at our home it is possible that some may appear. As we have done all we can to try to ensure that this will not occur, please note that we accept no liability whatsoever for the presence of any pests.

In order to try to avoid pests entering our home please place all unwrapped food in the refrigerator provided and ensure that the container is adequately sealed. Close all doors, including the garage door when these are not being used. Please contact our management company immediately in the event of any pest appearance so that these can be dealt with speedily and professionally.
